The proposal would remove a landlord’s current ability to avoid the “Tyrrelstown Amendment” in certain cases, so that large-scale evictions from multi-unit developments are harder to carry out. In plain terms, it would stop landlords from using arguments about lower sale price, heavy burden, or hardship as reasons to end 10 or more tenancies within a six-month period. Its purpose is to give tenants stronger protection against mass evictions and make it harder to clear out whole apartment blocks for sale or redevelopment.

Bill entitled an Act to amend section 35A of the Residential Tenancies Act 2004 (as amended) so as to protect tenants of multi-unit developments from large-scale evictions.
