Residential Tenancies (Temporary Prohibition of Termination Notices) Bill 2026

A public bill from Conor Sheehan would temporarily ban “no-fault” eviction notices for most private tenancies for three years after it is passed. According to the explanatory memorandum, it is meant to respond to rising eviction notices and a badly strained rental market, while still allowing notices where a tenant has broken the rules, including non-payment of rent. Its main significance is that it would give renters much stronger short-term security and sharply limit landlords’ ability to end tenancies without a tenant breach.
